YES or NO?
All or most of us, after showing the property to our clients will receive a call or an email, typically an automated email from ShowAssist that will ask a few questions like:
How did your client like the property? How is it priced, etc....
We all think or maybe thinking that it is nice to give the sellers agent feedback, we feel like it should be done but stop for a moment here and think about your fiduciary duties to your clients. From what I remember one of them is CONFIDENTIALITY. So, say for example, you did leave a feedback after you showed the property to your client, and they didn`t like it. It was just not that house, too small, overpriced, on a busy street, etc... You would think nothing wrong with that, hell at least the listing agent will have something fro their client...
Next example. You show a house to your buyer and in the feedback to the listing agent you say: they loved the house, it's priced right, etc. but they found a nicer one so they will go with that other great house.... Now, say that other house did not work out, the deal fell apart after the inspection. Now, your buyers want to go back and put an offer on the first house you showed them, yes the one that you just told the listing agent all about how they feel about the property, how great it is, how much they love it and how well it is priced. Do you see now where I am getting with this?
